Planning a Stay in Ocean Beach

Ocean Beach is very different from a traditional hotel-and-boardwalk resort. The heart of the visitor experience is a rented shore cottage in one of the three Ocean Beach communities. Days revolve around the beach, biking, walking, bay recreation, family gatherings and short trips to nearby Lavallette, Seaside Heights and other barrier-island destinations.

Many properties use a Lavallette, NJ 08735 mailing address even though Ocean Beach is part of Toms River Township. Route 35 is the principal road through the barrier island.

Ocean Beach Vacation Cottages

Weekly cottage rentals are the classic Ocean Beach lodging experience. Homes range from compact traditional shore cottages to larger renovated and elevated properties, with locations on ocean blocks, middle blocks, bayside streets and lagoons.

Private Home Rentals

Some owners rent directly or through local rental agencies. Before sending a deposit, verify the property address, rental terms, included beach badges, parking arrangements, linens, cleaning expectations and cancellation policy.

Seasonal-rental reminder: Toms River Township's current barrier-island rules state that seasonal/short-term rental certificates are valid from April 1 through November 30. Rental owners must comply with Township registration and inspection requirements.

2026 Beach Access & Guest Rules by Unit

Ocean Beach I, II and III are separate private associations. The information below is a 2026 visitor snapshot and should always be confirmed with the association before arrival.

Ocean Beach I — Unit 1

The 2026 guarded beach season begins June 20, with beaches scheduled daily from 9:00 AM to 5:00 PM through Labor Day weekend, weather permitting. Valid Unit I badges are required for owners, renters and guests. Daily guest badges are sold at the center walkway badge booth.

Ocean Beach II — Unit 2

Guest badges are required from June 13 through September 7, 2026. For 2026, two-bedroom rental cottages receive a six-badge weekly package for $125 and three-bedroom cottages receive eight badges for $150. Additional weekly badges are $50 each; daily badges are $15 per person.

Ocean Beach III — Unit 3

Renters must purchase an eight-badge weekly package, priced at $175 for 2026. Additional badges are $40 each. Beach badges are required for ages 12 and older, and daily wristbands are $20. The 2026 beach season begins June 20.

Do not borrow owner badges. Association rules regulate renter and guest badge use. Always obtain the correct renter or guest badges through the applicable Ocean Beach unit.

Getting to Ocean Beach

Ocean Beach is reached by Route 35 on the Barnegat Peninsula. From northern New Jersey and New York, a common route is the Garden State Parkway to the Route 34/35 corridor and then south along Route 35 toward Ocean Beach.

Summer traffic can be heavy, especially on Saturdays when many weekly shore rentals turn over. Holiday weekends and sunny beach mornings can also create delays on the barrier island.

Arrival Day

Know your check-in time and avoid arriving much earlier unless your rental provider allows it. Route 35 and local streets are busiest during summer turnover periods.

Getting Around

Ocean Beach is compact enough for walking and biking within the communities, while a car is useful for groceries, larger shopping trips and nearby attractions.
